Some houses you walk through. This one you slow down in.
It starts at the door — spotted gum, solid, heavy in the hand — and opens onto brick. Not a feature wall behind the telly. The real thing, running the whole length of the house and up the stairwell, where a timber stair floats off it on a single blade of black steel. You'll stop there. Everyone does.
New York style, if you want the shorthand. Brand new, but built dark and warm and textured instead of beige and safe. Porcelain to the ceiling. Brushed brass. Herringbone tile in all three bathrooms, with heating under the floors for July.
Mornings happen at the far end. The glass slides away, the deck comes inside, and the kitchen does the rest — black cabinetry, walnut, and a butler's pantry behind it where the mess goes and stays. Sit at the island. You can see the whole garden from there.
Upstairs, the main bedroom has a walk-in robe, its own ensuite, and a balcony worth having the first coffee on. Two more bedrooms and the family bathroom sit either side of a retreat, which is where the noise goes. Downstairs, a fourth bedroom with its own ensuite.
That's the quietly clever part. Working from home has somewhere to be. Family can stay without doing stairs. Teenagers can be somewhere else entirely. It suits you now and it keeps suiting you.
By six the brick has gone warm, the wall lights come on, and dinner moves out to the deck under the beams. That's the bit you'll remember.
